Edgewater's copper-toned Villa Miami has topped out. The 56-story tower at 710 NE 29th St. has reached its full height of 650 feet, Florida YIMBY reported on Oct. 28. Glass covers much of the lower and middle floors, and crews are still working on the top levels.
Terra and One Thousand Group are building the tower with Major Food Group, the New York company behind Carbone, ZZ's Club and Sadelle's. ODP Architecture designed it. Moss Construction is the general contractor. The developers expect it to be done in late 2027.
What buyers get
The tower will hold 70 homes, laid out as half-floor and full-floor condos facing Biscayne Bay. When the $285 million construction loan from Tyko Capital closed in December 2024, prices started at $5 million and layouts ran from about 3,000 to 6,000 square feet, Florida YIMBY reported at the time.
The top of the building is a three-story penthouse listed at $55 million. It has 12,752 square feet inside, plus 2,069 square feet of terraces, and five bedrooms, according to a December 2025 announcement from the developers. Interiors are by designer Vicky Charles of Charles & Co.
Three amenity floors make up The Copper Club, a residents-only club run by Major Food Group. Plans call for private dining rooms, lounges, a screening room, fitness and wellness spaces, a salon and concierge service. The tower will also have a rooftop helipad, an off-site beach club and a Major Food Group restaurant on the bay at the base of the tower.
Where it fits in the market
Villa Miami sits at the very top of the local condo market. To rank in the top 5% of Miami-Dade condo sales in the first nine months of 2026, a unit had to sell for about $3.12 million, according to MIAMI REALTORS figures, as we reported. That means every home in the tower, even at the 2024 starting price, would land in that top tier.
The high end has been moving faster than the rest of the condo market. Miami-Dade's million-dollar homes had about seven months of supply at the end of September, down from more than 12 months a year earlier, MIAMI REALTORS reported. Condos overall had 12.3 months of supply, a buyer's market, as we reported this week.
More towers on the way
Villa Miami is part of a wave of bayfront condos in East Edgewater. OKO Group just shared the first interior images of LILLI, a 53-story tower with 117 homes planned two blocks south at 717 NE 27th St., Florida YIMBY reported on Oct. 27. A few blocks further south, a design board recently backed a tower plan at the historic church at 1836 Biscayne Blvd., as we reported.
Topping out does not mean the building is ready. Crews still have to finish the glass and copper-colored frame on the upper floors, then build out the interiors before owners can close and move in.
