A Calle Ocho car dealer will wait at least another month to learn whether it can build taller on its Little Havana block.

At the start of Thursday's meeting, the city administration read a list of items it wanted to postpone. Both dealership items, PZ.12 and PZ.13, were on it, set for Nov. 19, the meeting video shows. Commissioners then approved the day's agenda with those changes on a voice vote. No reason for the delay was given.

What's on hold

The block sits between Southwest Eighth Street (Calle Ocho) and Southwest Seventh Street, from Southwest Sixth Avenue to Southwest Seventh Avenue. It covers about 2.5 acres and holds the Murgado Buick/GMC dealership.

The first item is a change to the city's future land-use map for the corner lot at 701 SW Seventh Ave., from "Medium Density Restricted Commercial" to "Restricted Commercial."

The second is the rezoning. It would let the corner lot be used for car sales. It would also raise the height limit on the rest of the block, at 619 and 665 SW Eighth St. and 620, 630 and 640 SW Seventh St. Those lots now allow eight stories, or 12 with bonuses. The request would allow 12 stories, or 20 with bonuses.

The owners, Miami Automotive Retail Inc. and MAR 701 Southwest 7 Avenue LLC, say in their application that they want to build "a modern, urban car dealership" with room to store inventory.

Where it stands

The city's Planning Department recommends denial. Its report says buildings near the site are mostly one to four stories tall and that the 12-story zone is "not prevalent" in the area.

The Planning, Zoning and Appeals Board voted 10-0 on Sept. 16 to recommend approving only the corner-lot change and denying the 12-story zone for the rest of the block.

What happens next

Both items are listed for a first vote. Land-use and zoning changes are ordinances, so each needs two commission votes. If the rezoning wins final approval, it would take effect 31 days later. A zoning change is not a building permit. The dealer would still need city permits before it could build.

The Nov. 19 agenda will be posted on the city's meeting portal ahead of the meeting.
