Biscayne Boulevard’s six-block stretch from Northeast 30th to 36th Streets has become a meeting point for several very different projects: a hotel brand making its U.S. debut, furnished condos and large rental towers. Together, they could turn more of this busy road into a place where people live, shop and work.

The former Denny’s corner

Pacific Star Capital proposed 175 apartments at 3600 Biscayne Boulevard in Miami. The 18-story design included room for a grocery store. Miami Today reported in February 2024 that the city’s design board recommended approval with conditions. No grocery tenant was named.

Two brands near 36th Street

Across the intersection, One Thousand Group and Minor Hotels plan Anantara Miami Resort & Residences at 3601 Biscayne Boulevard, Miami, Florida. Architect KPF describes a 50-story tower with hotel suites, private condos and resort residences. The brand still lists a 2030 opening target.

The resort residences are planned for hotel use, while private condos serve a different kind of owner. That mix brings both visitors and residents to the corner. KPF and ODP are the architects, with interiors by Patricia Urquiola.

ELLE Residences is planned at 3618 Northeast Fifth Avenue, Miami, Florida. Its current project website now lists 189 residences and 26 floors. Vertical Developments is on the development team, with Behar Font & Partners handling architecture. The homes are marketed as furnished, with a managed rental option or use of an owner’s chosen rental platform.

The larger rental plans

At 3333 Biscayne Boulevard, Miami, Florida, Beitel Group’s first tower is planned for 667 homes across 45 stories. Florida YIMBY reported in August that demolition had begun on parts of the site while foundation and building applications remained under review. That first tower alone exceeds the 635 homes in the entire original 2022 plan.

Tulip Developments Group’s proposal at 3350 Biscayne Boulevard, Miami, Florida, calls for 499 homes in a 47-story tower designed by Kobi Karp. A development-team announcement says 40% would be workforce housing under Florida’s Live Local Act. Those homes would serve households within the program’s income limits. The announcement also marketed the site for sale or a joint venture.

Farther south, Crescent Heights has proposed Forma Suites at 200 Northeast 30th Street, Miami, Florida. The plan calls for 360 apartments, plus offices and shops, in a second phase beside Forma. The existing Forma property, at 2900 Biscayne Boulevard, has 588 rental homes.

For nearby owners, the changes reach beyond new skyline views. More rentals add choices for tenants. Stores could make daily errands easier. Tall buildings can also change views and bring years of work near existing homes. A new tower’s sale price is not a direct measure of what an older condo nearby is worth.
