Terra has secured a $183.75 million refinancing loan for The Offices at THE WELL in Bay Harbor Islands, while a planned market and wellness club are still due in 2027.

Monroe Capital announced the loan October 14. The lender says the roughly 96,000-square-foot office building was completed this summer and is more than 90% leased.

The office address is 1177 Kane Concourse, Bay Harbor Islands, Florida.

Refinancing means replacing existing debt with a new loan. The deal follows completion of the office building.

Offices now, more uses to come

Monroe’s announcement names Man Capital LLP, Dwight Capital, TEB Capital Management, NewCo Capital Group and Legacy Wealth Advisors among the office tenants.

The lender says Golden Good Market and THE WELL Club are slated for 2027. Those plans would add food and wellness uses alongside the offices.

What the building offers

The official office page describes four office floors above a ground-floor lobby, plus rooftop space. Its plans emphasize a courtyard, outdoor work areas and fitness space, along with air and water filtration.

Blanca Commercial Real Estate handles office leasing. Its property listing gives 2026 as the year built and lists five stories.

Terra identifies Arquitectonica as architect, Anda Andrei for design direction and Meyer Davis Studios for interiors.
