Courtside II opened October 9 in Overtown, adding 120 apartments for households that meet income limits. The project’s leasing office is now taking applications.
The $58 million project stands at 1698 Northwest Third Avenue. It was built by Housing Trust Group and AM Affordable Housing, the nonprofit founded by former Miami Heat player Alonzo Mourning. WLRN reported from the opening.
Courtside II has two seven-story buildings. The management website lists 58 one-bedroom, 40 two-bedroom and 22 three-bedroom homes. Those choices give the project room for different household sizes.
Who the homes are for
The homes are reserved for households at or below 50%, 60% or 70% of the area median income. That is a local income level used to set housing limits. The limit depends on the home and household size.
Thirty apartments are set aside for Section 8, a program that helps pay rent. The management page also says it accepts Section 8 vouchers. Ask the leasing team which homes and rules apply to your household.
WLRN reported rents starting at $683 a month at the opening. That is a reported starting price, not a quote for every home. The leasing office can give current rent, income limits and application steps for a specific apartment.
A second phase on county land
The opening builds on a project that has been years in the making. Miami-Dade’s land-lease record dates the original agreement to December 2008. A land lease lets the project use the county’s property under an agreement, rather than buying the land.
The first Courtside phase opened in September 2016 with 84 apartments, according to the county record. Courtside II is the second phase. Its address and two-building plan are separate from the first phase.
In 2020, the county extended the lease from 65 to 75 years. It also changed the plan so homes could serve families or older residents. The current second phase is not described as housing only for seniors.
A 2024 county announcement described $2.5 million in county housing funds and 30 rent-assistance vouchers for the project. The money was part of the earlier funding plan, before this month’s opening.
How to ask about a home
Use Courtside II’s own leasing page for the application link, or call 833-504-1219. Make sure you are asking about Courtside II at 1698 Northwest Third Avenue.
Before applying, ask which bedroom sizes are available, what income limit applies and what documents the office needs. Ask the leasing team about current availability and eligibility before applying. The leasing team can explain the next steps for the household and home you have in mind.
