A new luxury tower is coming to the south end of Brickell, and it is going the opposite way of most Miami condo projects: fewer, bigger homes.
Ytech launched sales on Monday for 75 Broadway, a 52-story building on SW 15th Road, the stretch locals call Broadway. It sits between Biscayne Bay and the old-growth hammock of Simpson Park. Prices start at $3 million, PROFILEmiami reported.
What's planned
The tower will have 106 homes: 99 residences and seven penthouses. Floor plans range from one-bedroom-plus-den units to three-bedroom homes, and each home gets a private elevator foyer.
Ytech founder and CEO Yamal Yidios said zoning allowed nearly 300 homes on the site. The company chose 106 so each one could be larger, with better views and more privacy.
Kohn Pedersen Fox designed the building. Antonio Citterio Patricia Viel is doing the interiors and Enea Landscape Architecture the grounds. Cervera Real Estate is handling sales.
About 42,000 square feet of space is set aside for residents only. Plans include an eighth-floor wellness level just above the park's tree canopy, lounges and dining rooms nearly 600 feet up, and a pool above them. There is no hotel in the building, and nothing will be open to the public, according to the launch announcement.
Where it stands
Ytech says construction drawings are done, government approvals are in hand and condominium documents have been filed with the state. A city design board unanimously backed an earlier version, then called Seven Broadway, in July 2025. That plan had 54 stories and 113 units on a 16,647-square-foot site.
No start date for construction was announced. The developer expects to finish in late 2029. Ytech is also building 1428 Brickell nearby, and Cipriani Residences is rising across the street.
If you're shopping preconstruction
Florida law gives buyers of new condos 15 days after signing, or after getting the required documents, to cancel a contract, under section 718.503. Deposits up to 10% of the price must be held in escrow, according to section 718.202. Money above 10% can be used for construction if the contract allows it, so read that part closely.
New condo supply matters for resale prices nearby. Miami-Dade had about a year's supply of condos for sale in September, a buyer's market. Read how Key Biscayne's Silver Sands is lining up presales, too.
